These assessments are designed to defray, either partially or in full, expenses related to the construction, reconstruction, repair, or replacement of capital improvements in the Common Areas, ensuring that the shared spaces remain well-maintained and enjoyable for everyone.<\/p>\n<p>For a special assessment to be enacted, it must first be approved by a two-thirds (2\/3) majority vote of the members who are present in person or by proxy at a meeting specifically called for this purpose. However, if the special assessment is required to cover costs under agreements specified in Article VII of the Declaration, the Board of Directors may levy this assessment without a membership vote.<\/p>\n<p>Special assessments allow us to address unexpected costs and maintain the community&#8217;s infrastructure while keeping annual assessments as stable as possible. The repairs are still not finished. Also, the board purchased a gas powered pump. It is available for anyone who wishes to volunteer their services to use the pump to lower the water level in the pond and storm water collection system.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><em><strong><span class=\"wixui-rich-text__text\"><span class=\"wixGuard wixui-rich-text__text\">\u200b<\/span><\/span><span class=\"wixui-rich-text__text\">These expenditures have nearly depleted our budget for 2023.<\/span><\/strong><\/em><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\"><span class=\"wixGuard wixui-rich-text__text\">\u200b<\/span><\/span><span class=\"wixui-rich-text__text\">Further, the board has been advised to complete several maintenance activities in the ponds and pump stations as soon as possible. These will be expensive.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\"><span class=\"wixGuard wixui-rich-text__text\">\u200b<\/span><\/span><span class=\"wixui-rich-text__text\">Further, the February ice and snow storms brought down several trees on the berms and in the ponds. These need to be cut and removed; but, there are no funds available.\u00a0The board is planning on putting funds in the special assessment for this.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\"><span class=\"wixGuard wixui-rich-text__text\">\u200b<\/span><\/span><span class=\"wixui-rich-text__text\">Finally, there are several other maintenance activities that need to be done in the near, not too distant, future. At the subdivision&#8217;s current annual assessment and the continuous rising price of service for the ponds, pumps, and landscaping, there has been no opportunity to fund these maintenance activities.
